ALLOCATION OF CONSTRUCTION ITEMS
BY PROFESSIONAL DISCIPLINE

 

 

Contract documents issued by the Prime Consultant for the construction of a building project include all items of construction which have been designed and specified by the design team. The following allocation of construction items should be used to calculate the respective Subconsultant fees when a fixed fee expressed as a percentage of estimated construction cost, as described in Appendix B, is the fee basis. Subconsultant fees calculated on this basis do not include geotechnical, material, and other civil engineering services associated with grading and site improvements.

Structural

The Structural Subconsultant's services normally include the following items in the cost of work unless otherwise specifically agreed by the Prime Consultant and Structural Subconsultant. The Structural Subconsultant's fee is based on the estimated Cost of Construction of the following work items in place, together with pro rata share of General Contractor's Overhead, Profit and General Contract Work.

1. Proportional cost of general condition items for bonding insurance and overhead plus any additional compensation paid to the Contractor due to delays or project extension.

2. Structural steel, including supply, fabrication, erection, and painting by structural steel contractor.

3. Open web steel joist, with bridging, welding and bracing.

4. Steel floor or roof deck.

5. Reinforced concrete, including reinforcing steel, forms, shoring, stripping, finishing, heating and protection, expansion joints, etc.

6. Plain concrete or block foundation and basement walls, including footings.

7. Slabs over steel joist and steel floor and roof decks including metal pan or other forms and reinforcing.

8. Asbestos, gypsum and other structural units for room and floor decking.

9. Foundation piling (timber, steel or concrete) including pile caps, and timber, steel or concrete sheet piling.

10. Laminated, T & G or splined structural timber roof deck and floors.

11. Structural timber joists, beams, girders, trusses and columns.

12. Structural Glulam, plywood and built-up members.

13. Steel or cast iron hardware with bolts, washers, etc. for timber or precast concrete framing.

14. Cast iron and aluminum structural members.

15. Window, door or curtain-wall framing where same has to be designed or checked for structural adequacy.

16. Brick or concrete masonry reinforced similar to concrete.

17. Underpinning including excavation for same.

18. Concrete floors on earth.

19. Excavation and backfilling for structural work.

20. A portion of all masonry bearing walls.

21. Steel, precast, poured or placed concrete, and reinforced block lintels.

22. Masonry chimneys.

23. A portion of all exterior wall framing including timber, steel studs, where same has to be designed or checked for structural adequacy.

24. Site shoring, including related excavation and backfill.

25. Cladding including precast panels, brick panels, insulated or built up metal panels or other, where same has to be designed or checked for structural adequacy, including all related connections.

26. Mechanical and electrical equipment supports which have to be designed or checked for structural adequacy.

27. Precast concrete structure, including supply, fabrications, erection and finishes by structural precast fabricator.

28. Any other special structural items shown and detailed.

 

Mechanical

The Mechanical Subconsultant's services normally include the following n the cost of work unless otherwise specifically agreed between the Prime Consultant and the Mechanical Subconsultant. The Mechanical Subconsultant's fee is based on the estimated Cost of Construction of the following work items in place, together with pro rata share of General Contractor's Overhead, Profit and General Contract Work

1. Proportional cost of general condition items for bonding insurance and overhead plus any additional compensation paid to the Contractor due to delays or project extension.

2. Basic categories or mechanical work including plumbing, heating, ventilation and sheet metal, refrigeration, HVAC controls, fire protection, insulation and all standard items associated with these categories.

3. Cost of fair new market value of all mechanical equipment supplied by the Owner.

4. Equipment specified under Division Eleven such as lubrication systems, air, etc.

5. All excavation and backfill pertaining to Mechanical work.

6. Combination hose cabinets, drinking fountain or patient service modules provided with medical gases.

7. Cost of all installation carried out by the municipality or by utility companies when this has been designed or inspected by the Mechanical Subconsultant.

8. Weeping tile systems designed by the Mechanical Subconsultant.

9. All plain and reinforced concrete in place and structural steel pertaining to mechanical work which is not designed by the Structural Engineer.

 

Electrical

The Electrical Subconsultant's services normally include the following in the cost of work unless otherwise specifically agreed between the Prime Consultant and the Electrical Subconsultant. The Electrical Subconsultant's fee is based on the estimated Cost of Construction of the following work items in place, together with pro rata share of General Contractor's Overhead, Profit and General Contract Work.

1. Proportional cost of general condition items for bonding insurance and overhead plus any additional compensation paid to the Contractor due to delays or project extension.

2. Basic categories of electrical work including normal and emergency power distribution, lighting, communication distribution and interfacing, security systems, life safety systems, audio and video systems, electric heating, specialized grounding systems and all standard items associated with these categories.

3. Cost of fair new market value of all electrical equipment supplied by the Owner such as lighting fixtures and lamps, lighting standards, transformers, motor control, switch gear, standby power plants, etc.

4. Patient service modules containing electrical outlets, lighting and communication systems.

5. Score boards for sports facilities.

6. All excavation and backfill pertaining to Electrical Construction.

7. cost of all installation carried out by the municipality or by utility companies when the work has been designed and/or inspected by the Electrical Subconsultant.

8. All plain and reinforced concrete in place and structural steel pertaining to electrical work which is not designed by the Structural Engineer.
